UTKAL ALUMINA is a subsidiary of HINDALCO - the Aluminium flagship of the Aditya Birla Group.
The Project emerged to house the Staff of the greenfields 3 million-tonne Alumina Refinery being set-up at Kashipur in southern Orissa. Of this total capacity, 1.5 million-tonnes is envisaged to be the Phase I.
Salil Ranadive (with erstwhile CRA) was among a short list, invited to send Design Proposals for the Staff Housing. Being over 50 kms away from the nearest town, the total development was required to be fully self-contained & self-sufficient.
Therefore along with the 2000 homes for Officers/Supervisors/Workmen, related-Amenities viz. Guest Houses/Hostels, Shopping Complex, Bank/Post-Office, Estate Office, outdoor & indoor sports Recreation Center, Club & Swimming Pool, Temple, Elec Sub-stn, STP, etc. are included. A total of over 2.25 million Sft of built-up area.
The brief required the development of two independent sites:
• 44 Acres at Naupada – a long narrow ridge that sloped down to a river that ran parallel to the length – This geography encouraged the development of a series of stepped clusters – connected from the ridge to the vehicular driveway, down to the river – onto the promenade for pedestrians & cyclists leading onto the Township Temple.
• 121 Acres at Osapada - was flat, and sliced into two halves by a HT electrical line. One half was developed as a Public Place, consisting of the School, Sports Facilities & Recreation Club, and the Shopping Hub. The other half was a Residential Community, grouped into Clusters – each focused onto a common green.
